M​‌‍‍‍‌‍‍‌‌‍‌‍‍‌‌‌‍‍‍‍​y sector:self-storage My REITs: Public Storage (PSA) and CubeSmart (CUBE) You are providing guidance to a potential client considering investing in real estate and is looking for recommendations on sectors and possibly public REIT securities. The goal is to not only to analyze historic trends and relationships, but to take a position based on what future relationships might look like. For example, taking a position on risk in the office sector due to WFH and adjust return and risk expectations as well as correlations. You are looking at property sector –Self-storage as well as individual REITS in your sector, and regional performance data for key sectors. Property Sector / REIT Analysis • 4-5-page overview of each of your sectors – (i.e., Data Centers). How is the sector performing up through the start of the pandemic and now based on economic changes over the last year? Focus on risk and return trends. What are your expectations going forward for the sector? What is​‌‍‍‍‌‍‍‌‌‍‌‍‍‌‌‌‍‍‍‍​ the impact from interest rates, inflation, other market trends (WFH, eCommerce). Identify other sources of market data in your sector that allows you to develop your opinion about the sector. Sources such as eCommerce trends, return to office metrics, and travel/hospitality volume. • REIT Writeups – (1-2 pages for each of your two REITS) self-select two Individual REITs within their respective sector and prepare a writeup based on performance and risk over the last 5-10 years (Yahoo Finance has weekly data) as well as distinguishing post pandemic and recent economic trends. What is the Expected Return and Std Deviation of your REIT? How is your REIT performing as compared to other REITs in the sector? What do analysts say about the REIT and its performance? • Sector Conclusions: What is your conclusion about the sector as far as risk and expected performance going forward? Would you overweight, maintain, or underweight your sector based on your view of the market goi​‌‍‍‍‌‍‍‌‌‍‌‍‍‌‌‌‍‍‍‍​ng forward.
