Instructions: There are many development options for the North Plaza site. If you consider the site with no constraints (zoning, SWM requirements, height limitations, setbacks, etc.) then the options are nearly unlimited. The goal of this order is for you to consider the wide range of development scenarios and then narrow your list to the three most viable options. Initially, there are no right or wrong ideas. However, you will ultimately need to lease your project at the appropriate rental rates to achieve your returns, obtain permits, and build your project. So your project must be both physically possible and financially feasible. The deliverables for this assignment include the following: A list of the development options you considered for this project/site Explain why you believe each of these made sense at least initially A narrowed list of the three most likely development scenarios. These are the three concepts which you believe are the best, and which you intend to present to your development team for consideration as your case project. You should explain: Why you selected each scenario for the final list of three Why you eliminated your other ideas As you consider this assignment, keep in mind who your audience would be when you are considering your options. Think of the following scenario. You present your final development proposal to potential equity investors and lenders. They respond to your presentation by saying “This is a wellresearched and wellpresented development proposal. But we are curious, what other development concepts did you consider, why did you not select those concepts, and what caused you to ultimately settle on this one?” It is always useful to anticipate your audience’s questions and prepare your answers ahead of time, if not actually including them in your presentation.
